Editor's Verdict: The thinking behind this seems to be that you only pay for the listings themselves, which are after all what you came looking for in the first place, rather than lots of bonus features and handy extras. Which is why, barring the chance to receive daily email alerts, there's really not much else on the website to speak of. In fact, if the Foreclosure Reporting homepage were any more Spartan it would be wearing a red cape and leather combat thong. There's very little here apart from the search engine itself and the extra features you do get are only really explained when you actually sign up, which makes it difficult for newcomers to work out exactly what they can expect. This in turn makes deciding if this is the right foreclosures website for you that much more tricky. Fortunately, a major plus is that Foreclosure Reporting feature their subscription rate right up-front on the homepage. This may seem a fairly obvious thing to do, but you'd be amazed how many foreclosure listings websites are very reluctant to tell you what they'll be charging you until you actually sign up, unless you're willing to root about for them in the small print, where the site is legally obliged to disclose this information. In this case the company's eagerness to quote you their fees is understandable because Foreclosure Reporting's subscription rate is $5-10 per lower than the average monthly fee, so it's a major selling point. You'd be hard pressed to find comprehensive foreclosure listings for less than this unless you signed up for the annual subscription options on some of the other sites we've reviewed, which commit you to pay for longer but work out even cheaper on a monthly basis. Bear in mind, though, that for some this will be a false economy - many of the website that charge more include extra features that are genuinely very useful and could make the difference between making the foreclosure market work for you and wasting a lot of money. It's really a question of knowing what you want out of a foreclosures listings website and choosing on that basis as well as by mere price. There's also a 7 day free trial. Many trials on similar websites are merely cheap rather than free, or claim to be free and then charge you a small "activation fee", but this one really is free, which is nice. As with most such trials, it transitions automatically into a full paying membership unless you cancel in good time. Luckily, Foreclosure Reporting offers a wider range of cancellation choices than most websites including email, telephone, a website link and an option on your user profile page. The customer support options aren't bad either. These include email, post and phone lines which are manned during business hours (Eastern Standard Time). The process of searching for foreclosed or pre-foreclosed properties on Foreclosure Reporting is accessible and straightforward. The flip-side of this is that it's also not that sophisticated or flexible compared to some of the better foreclosure search engines available out there. However, it should be adequate for most users' needs. The listings themselves are fairly comprehensive, though not dazzlingly so, including address, price Z-estimate, contact information and usually a picture. The listings are updated twice daily, which is slightly more frequent than lots of rival sites. So if you're mainly interested in accessible and up-to-date listings and would rather not pay more for extra features, bonus offers or gadgets, then Foreclosure Reporting represents the best value for money outside our top ten.
